Most homes on Belmont tend to be very much traditional and reak with old money, but not this one. It is a flashy contemporary shack which is protected by a giant concrete wall - which failed to keep our prying eyes (and camera's) away. The home itself was given a generous assessment of nearly $4 million, considering its small frame, it is a high number. If on the market right now, it would be fair to ask around $15 million. A nice home, but not as flashy as others on Belmont.

Considering the property is fairly modest at only 8,000 square feet, it amazingly fits this 2925 Point Grey Road4,000 foot home. Views are second to none, being unobstructed, gawking at the lush North Shore Mountains, Howe Sound and Burrard Inlet - it is a stunning package. While the "Golden Mile" is not my cup of tea, it has earned the reputation as the city's most expensive street per foot. The only waterfront lots in Vancouver City, and with eye-popping views, one has to expect to pay $8 to $20 million for a lot on the "Golden Mile". Cons, are defenetely street noise, proximity to neighbors and ultimately privacy is severlely sacrificed - but it's like having a Ferrari. You don't buy one to speed on our highways and you don't buy one as a family car to transport the kids to school. 2925 is a true ultra-contemporary home built by Kindred Construction, one of British Columbia's premier high-end construction companies.

Quite an amazing looking home located in the heart of First Shaughnessy adjacent to some of the most palatial homes around, again built by master1599 Angus Drive craftsmen at G Wilson Construction. The home has an East Coast feel with a similar look of grand London pads. I would say it is one of the more flashy homes in Vancouver, in terms of quality and wow factor. You do not get much of any kind of views like you would in Point Grey but here you pay for the rights to say you live in Shaughnessy, with hundred year old mansions and tree lined meandering avenue's. The only real complaints about this home is that the yard is quite boring and offers no luxury - more like an eyesore with only grass to look at. A not so common property to see on our top homes list, but here it is this year. What makes this property so unusual is that it is actually home to the Consulate of China in Vancouver. The original old heritage house has been expanded to around 20,000 square feet to house the staff and function as the embassy to Vancouver's 400,000 Chinese ex-patriots. When it comes to ambassadors, they're quite accustom to living in palatial homes in their temporarily adopted nation, however this is without a doubt the most exclusive state home in Vancouver, with the Japanese ambassador living being this home on The Crescent and within a few hundred meters of a dozen other ambassadors. The home itself is not terribly visible from street level, but it seems to match up to its estimated $14.2 million market value and more! After all, the home itself makes up two/thirds of the entire assessment.

This is the only place in Vancouver where you can still own a huge estate, have views and live in complete seclusion from the rest of the city. It is absolutely impossible to get near this home, so the only shot we have of the home is from the air. This is truly a unique property with a large 15,000 foot mansion to cap it all off, surrounded by what looks to be an immaculate yard. Marketability of these kinds of homes is very difficult in Vancouver, as there is little demand for such large properties. The home is another example of fine craftsmanship at Kindred Construction, a company which has built some of the provinces best addresses and all with excellent quality. Ranging up to 8,000 square feet of living, this is one of the largest residences on posh Point Grey Road and offers the usual mountain, water and city views. Yet another bling bling on this ever improving stretch of waterfront, easily the costliest street in the province where the average new home costs around $3,000 a foot. This one's a must see.

Alone, the lot is worth around $10 million while the house is around $10 million as well, making this one of the costliest homes in the province. While most of the homes on this list will never achieve a sale price they should get, it never hurts to try. 2531 is approximately 8,000 square feet in size on a lot which has a huge 100 feet worth of frontage but only 125 feet long, but still easily worth $10 million. Views are unobstructed, from Downtown Vancouver, English Bay, Burrard Inlet, the North Shore Mountains all the way to the islands of the strait. The home does not come with a huge driveway and not even a gated property - yet it still is one of the priciest total packages around town.

Ten years ago the illustrious Leung family bought the land for $7 million, a high price for that time, and built their new mansion for $10 million, making it the costliest residential home ever built in Canada back then, at $17 million. 3489's3489 Osler Street grounds are well kept and manicured meticulously, a real shame you cannot see much of the property from the street. The home has never been for sale until August 2007 when West Vancouver top realtor Malcolm Hasman listed the Leung Mansion for a swift $25 million, in a three-way tie as the third most expensive home to ever be listed in British Columbia. As seems to be the trend in these uber-luxury neighborhoods, owners snatch up any opportunity to buy up neighboring properties, just to increase the gap between gawking neighbors. Owner Anthony von Mandl (Mission Hill Winery connoisseur) purchased the adjacent 4772 Belmont property a couple years ago for a few million then construction immediately began on what looks like a concrete bunker - this threw us off until 2008. Now I was able to see the finished product and the old manor on 4760 now has a stunning acre lush garden with an underground garage with a green roof and a seriously nice lap pool. There's no lack of money in these properties, and as is quite often in these cases, owners spend more money than is recoverable - the end result is a unique home made for them. Tough to say what the market range is for such properties, but this one could market upwards of $35 million but is more likely to sell for around $29 million.

While this home is certainly exclusive, I would not have said it was more than its neighbor or the other top five in Vancouver, but nevertheless here we are. Home of Hassan Khosrowshani, the form4719 Belmont Avenueer owner of Canada's top electronic retailing store chain, Future Shop. Recently received a nice multi million dollar cash offer for the company. Hassan owns another nice old shed on Drummond, but his home on Belmont is tops. Designed by Formwerks Architecture, the home offers a humongous 1 1/2 acre lot on a very expensive street with great North Shore Mountain views, rather plain yard, large outdoor pool and tennis court. A stunning feature of this home is the massive pyramid like glass skylight at the center of the homes roof which is on tracks and can open to expose direct sunlight right into the heart of the chateau. All in all the property is fair but I am pressed to say that I do not see the real value of this home, as its neighbor is much better in terms of design and quality. Regardless, you should expect a home of this caliber to market for as much as $28 million. Take a look at Belmont Avenue and decide for yourself.

The 2815 Point Grey Roadhome itself oddly has a large park to the left of it, a single smaller home to the right and another large park to the right of that, so not many neighbors to get in your hair! Rumors have it that Cohen is ready to begin construction of a new home on the property, which could easily become the highest assessed home in the coming years. The lot is roughly 3/4 of an acre and the current home is around 12,000 square feet, which are both enormous numbers for a street which averages 30 foot frontage homes! The style of the home is more of a modern contemporary with a large outdoor pool at the rear of the property and boasts 150 feet of sandy beach. Personally I am not very fond of these kinds of properties, with neighbors being only a couple feet from your home, a busy street at your door and the style does not appeal to me either. The current assessed value has been set rather lofty, but if on the market, you should not expect it to sell for much more than $20 million - mostly land value. It's just amazing how this home could be assessed with a higher value than some of the other top homes in town.
