Quite an amazing looking home located in the

I would say it is one of the more flashy homes in Vancouver,

meandering avenue's. The only real complaints about this
home is that the yard is quite boring and offers

A not so common property to see on our
top homes list, but here it is this year. While technically
this is not a residential house, it actually is still zoned
as a single family residence,

therefor does qualify to be on our lists. What makes this
property so unusual is that it is actually home to the
Consulate of China in Vancouver. The original old heritage

Malcolm Hasman listed the Leung Mansion for a swift
$25 million, in a three-way tie as the third most expensive home
to ever be listed in British Columbia. Believe it or not,

Newly discovered this year and massively

money than is recoverable - the end result is a
unique home made for them. Tough to say what the

certainly exclusive, I would not have said it was more than
its neighbor or the other top
five in Vancouver, but nevertheless here we are. Home of Hassan Khosrowshani, the

of Canada's top electronic retailing store
chain, Future Shop. Recently received a nice multi million
dollar cash offer for the company. Hassan owns another nice
old shed on Drummond, but his home on Belmont is tops.

I am pressed to say that I do not see the real value of this
home, as its neighbor is much better in terms of design
and quality. Regardless, you should
expect a home of this caliber to market for as much as $28 million. Take

home itself oddly has a large
park to the left of it, a single smaller home to the right

another large park to the right of that, so not
many neighbors to get in your hair! Rumors have it that
Cohen is ready to begin construction of a new
home on the property, which could easily become
the highest assessed home in the coming years. The lot is roughly 3/4
of an acre and the current home is around 12,000 square feet,
which are both enormous numbers for a street
which averages 30 foot frontage homes!
The style of the home is more of a modern contemporary with
a large outdoor pool at the rear of the property and boasts
150 feet of sandy beach. Personally I am not very fond of
these kinds of properties, with neighbors being only a
couple feet from your home, a busy street at your door and
the style does not appeal to me either. The current assessed value
has been set rather lofty, but if on the market, you should
not expect it to sell for much more than $20 million -
mostly land value. It's just
amazing how this home could be assessed with a higher value than
some of the other top homes in town. I do not highly
recommend viewing this home, but driving or strolling along
Point Grey Road is recommended.

BC's newest great estate,
jumping leaps and bounds from 12th in 2006 when it was i n
construction,
but is now completely done. Owner, Don Mattrick,
former CEO of Electronic Arts (EA) and now CEO of
Microsoft's gaming devision, bought up 4787 and 4799
Drummond Drive properties some years ago to build his
family's latest villa, at a mere 25,000 square feet in size.
The mansion was built by one of Vancouver's top builders at
Keystone Projects.
During early construction the opportunity rose to purchase a
lot on the adjacent posh Belmont Avenue, so he did. This
insures that nobody will ever build another home which can
block the main homes views. To
make this more astonishing
than it already is, Mattrick had his ten car garage built on
Belmont with a grassy flat roof so that you can stroll on
even ground right from Drummond to Belmont and enjoy
stunning mountain and city views. A mind blowing
assessment this year, the property rose almost $5 million
from last years assessment. This could eventually be Canada's first $60
million marketed home, but as such a market doesn't exist
yet, it would have to be sold for far less - not that I
expect it to ever come onto the market. This is British
Columbia's new #1 and it's not even a waterfront home!
